The successful candidate will evaluate, analyze, and underwrite real estate investment opportunities, including land acquisitions, development projects, joint ventures, distressed assets, income-generating properties, and strategic real estate investments.

This role requires strong expertise in real estate financial modelling, feasibility studies, market research, investment analysis, financial due diligence, and investment recommendations.

Key Responsibilities

Evaluate real estate investment opportunities across Dubai and the UAE.
Prepare detailed financial models, feasibility studies, and investment analysis.
Analyze land acquisitions, development projects, JVs, distressed assets, completed projects, and income-producing properties.
Assess acquisition costs, construction and development costs, financing costs, sales revenues, rental income, operating expenses, and exit values.
Calculate key investment metrics including ROI, profitability, cash flows, margins, and investment returns.
Prepare base-case, upside, and downside scenarios.
Conduct sensitivity analysis covering sales prices, construction costs, financing costs, absorption rates, project timelines, and exit assumptions.
Conduct detailed Dubai and UAE real estate market research and competitor analysis.
Analyze comparable transactions, sales prices, rental rates, supply and demand, market trends, and absorption rates.
Prepare professional investment papers, feasibility reports, and recommendations for senior management and the CIO.
Recommend whether opportunities should be proceeded with, renegotiated, further investigated, or rejected.
Review and challenge assumptions provided by brokers, sellers, developers, consultants, and counterparties.
Support commercial and financial due diligence.
Coordinate with Finance, Legal, Development, consultants, and external advisors during investment assessments.
Assist with investment committee submissions and transaction documentation.

Financial Modelling Experience

Candidates should have strong hands-on experience preparing:

Development feasibility models
Land acquisition models
Joint venture models
Cash-flow models
Investment return models
Development phasing models
Rental investment models
Acquisition and exit models
Debt and equity financing models
Scenario and sensitivity analysis

Requirements

Minimum 4–7+ years of relevant experience in real estate investment, development, investment banking, private equity, real estate advisory, or financial analysis.
Strong Dubai / UAE real estate market experience is highly preferred.
Previous experience with a real estate developer, investment company, private equity firm, family office, investment bank, or real estate advisory company.
Proven experience preparing real estate feasibility studies and investment recommendations.
Strong knowledge of real estate development economics, land valuation, project feasibility, and investment fundamentals.
Experience evaluating land, development projects, JVs, acquisitions, or distressed real estate opportunities.
Advanced proficiency in Microsoft Excel and financial modelling.
Strong PowerPoint and presentation skills.
Ability to interpret complex financial information and convert it into clear commercial recommendations.

Qualifications

Bachelor’s degree in Finance, Economics, Real Estate, Accounting, Business Administration, or a related field.
CFA, CA, ACCA, RICS, or other relevant professional qualifications are an advantage.
