Full job description

We are seeking a qualified and experienced Assistant Facilities Manager to manage the day-to-day engineering operations and maintenance of high-end properties. The ideal candidate must hold a degree in Mechanical Engineering and have at least 5 years of UAE experience with a facilities management company, handling premium residential or commercial properties.

The role requires strong technical knowledge, hands-on experience in mechanical and electrical systems, excellent communication skills, and the ability to maintain high service standards.

Key Responsibilities

  • Oversee the operation, maintenance, and performance of mechanical, electrical, and plumbing systems across the assigned properties.
  • Plan and monitor preventive and corrective maintenance activities to ensure equipment reliability and minimise downtime.
  • Diagnose technical faults and guide technicians in troubleshooting HVAC equipment, pumps, motors, electrical distribution systems, and other building services.
  • Conduct regular site inspections to identify maintenance requirements, assess equipment condition, and ensure quality workmanship.
  • Supervise technicians, allocate daily tasks, and monitor work completion against agreed service levels and response times.
  • Coordinate with specialist contractors and suppliers for maintenance, repairs, inspections, and technical support.
  • Respond promptly to breakdowns and emergencies, ensuring effective resolution and clear communication with stakeholders.
  • Liaise with clients, property management teams, and occupants to address technical concerns and service requests professionally.
  • Prepare maintenance reports, incident reports, technical assessments, and recommendations for improvements.
  • Monitor spare parts and material requirements and support procurement through clear technical specifications.
  • Identify opportunities to improve energy efficiency, equipment performance, and maintenance costs.
  • Ensure maintenance activities follow company procedures, health and safety requirements, and applicable standards.

Qualifications and Experience

  • Bachelor’s degree in Mechanical Engineering is mandatory.
  • Minimum 5 years of UAE experience with a facilities management company, handling high-end properties.
  • Strong hands-on experience in the operation, maintenance, and troubleshooting of mechanical and electrical systems.
  • Good knowledge of HVAC, plumbing, pumps, electrical distribution, and building management systems.
  • Experience supervising technical teams and managing specialist service providers.
  • Familiarity with planned preventive maintenance schedules, service-level agreements, and key performance indicators.
  • Proficiency in MS Office; experience using CAFM systems is an advantage.

  • Effective troubleshooting, problem-solving, and decision-making skills.
  • Ability to prioritise tasks, manage multiple maintenance activities, and work under pressure.

Pay: AED12,000.00 - AED14,000.00 per month
